OUTDOOR TERRACE DESIGN

With the competitive rental market of Long Island City and Williamsburg, In-Site’s NYC designers created an updated, contemporary outdoor terrace space for all ages of residents in three rental development properties. To reach this goal, they selected contract grade furnishings to withstand the wear and tear of the multi-family residential market along with fabrics that are lively, but also bleach cleanable and weather resistant throughout.
A dining area was incorporated into the 27th Floor Rooftop at 27 on 27th Street, designed to resist with the strong, gusty wind and other natural elements. A custom ADA stone table was installed using pacific white marble and prefabricated table frames to meet code requirements. A polypropylene furniture line was weighted down with pebbles to withstand the weather conditions. Tenants are now able to fully enjoy the breathtaking Manhattan skyline at the convenience of their outdoor rooftop terrace. At the 3rd Floor Terrace, comfortable oversized resin furniture with masculine concrete tables are featured with new contemporary planters to create welcoming seating groups for the residents.
544 Union Avenue in Brooklyn, NY features an update to the lively 2nd Floor terrace. New lounge chaises were added on the turf grass for sunning and new upholstery throughout to provide the residents with an updated look. Now tenants can relax at the cabanas or play a round of mini golf in-style.
To attract new tenants, interior designers were able to transform the once outdated outdoor rooftop terrace at 568 Union Avenue, into a sought-after location in the Williamsburg neighborhood. The client requested several types of seating arrangements including an area for large groups and chaises for sunning with storage for all cushions. The 3rd Floor terrace also received a furniture overall creating ample seating by the pool and by the BBQ grills, included ADA compliant seating arrangement options selected by the NYC design firm. In the end, the tenants are thrilled with their new contemporary space and the client is happy with an increase of rentals, making for a successful return on investment.
